Finding a Foreclosure Deal       


With the number of Georgia foreclosures growing every day, banks and asset companies are doing everything they can to sell these properties and cut their losses. Their losses are your gains and if you know how to find these bargains, the savings can be significant.


Knowing Where To Look 

The internet is a good place to start but not always to find the newest and best Georgia foreclosure listings on the market. The best priced homes will sell quickly and if you're not one of the first ones to see it you might miss out on the opportunity. Addendums? What are Addendums?

Every REO (Real Estate Owned) property is different because every bank/asset managment company is different. Private banks, HUD, Fannie Mae, Freddie Mac, etc all have their own contracts and forms that you will have to sign to purchase one of these homes and if you don't know what you're doing, it could be costly. Buying one of these homes takes patience so don't expect it to happen quickly in most cases. I've been listing and selling foreclosure properties for 5 years and know the process for success.


Due Diligence and Inspections and Rewinterization Oh My!

Unless you have prior knowledge of the property you're thinking of purchasing, you should always have it inspected. This inspection period is important because during this time is when you evaluate the feasibility of the purchase with your lender and home inspector. Most banks will give you a certain number of days from binding agreement date but after that if you terminate the agreement you could lose your earnest money. Working with me you'll get my experience of working with both banks and buyers so I can tell you what to expect to spend on inspections and who is responsible for what.
